Code Corner: The 2026 Shift in NFPA 25

As we move into the 2026 code cycle, the most significant evolution in NFPA 25 involves the formalization of Automated Inspection and Testing (AIT). These updates recognize that "smart" fire protection systems are no longer the future—they are here. For the AHJ, this means moving beyond simple checkboxes and requiring contractors to provide certified digital logs that prove system readiness without human intervention. Standardizing how your department receives and audits these AIT-certified reports is critical to maintaining a defensible and transparent audit trail.

Technical Tactics: The Lithium-Ion Challenge

Inspecting Battery Energy Storage Systems (BESS) requires a shift from traditional suppression logic to energy management oversight. Under NFPA 855, inspectors should look for a "layered" safety approach. Beyond the mandatory 3-foot separation rule, ensure commercial installations have verified gas detection tied directly to mechanical exhaust systems to mitigate thermal runaway off-gassing. We recommend verifying that the entire system—not just the cells—carries a UL 9540 listing to ensure the inverter and battery management system are designed to communicate safely.

Plan Review: The "Shielding" Risk of Car Stackers

Car stackers and mechanical parking systems are becoming standard in urban developments, but they present a unique challenge for NFPA 13 compliance. The primary issue is obstruction. When cars are stacked vertically, the upper platform effectively shields the lower vehicles from ceiling-mounted sprinklers. The 2019 edition of NFPA 13 was revised to define these scenarios as Extra Hazard Group 2 based on the presence of shielded combustibles. The 2022 edition of NFPA 13 was further revised to allow sidewall sprinklers to be installed below the car stacker to allow the ceiling system to remain an Ordinary Hazard Group 2. NFPA is currently conducting live fire testing of car stacker arrangements which may lead to further changes in the next edition of NFPA 13.

New Feature: Case Management Module

We added a new Case Management Module that allows either the public or an agency user to notify you of a potential code violation (with photos) and then lets you manage all aspects of investigating and correcting that violation. It tracks meetings, phone calls, emails, and other correspondence. It also links to other permits, inspections, fire watches, and ITM reports in the system, allowing you to track these from within the case. There is also a section to document legal actions. This can be added for FREE to any FI360 application.

Investigations: Multiple Areas of Origin

We have reworked the Origin & Cause section to allow you to add as many areas of origin as you'd like. The report templates have also been modified to include all areas of origin on your final report. This feature is also included for FREE to any FI360 investigation module.
